Wakulla Gardens
This subdivision is among the most affordable in the county. 50’ x100’ lots. The dirt roads are owned and maintained by the county, so they may eventually end up being paved. 2 bedrooms, 2 bathrooms begin at around $96,900 as of 5/1/06. Located 10-15 minutes from the coast and 30-40 minutes from Tallahassee. Directions: 319 S Left on Lower Bridge, at stop sign you may go straight, turn left or right on to Spring Creek Highway.

Eastgate
These lots are approx. 100’ x130’. There is a 1,200 square foot minimum on the homes. The subdivision is located very close to a paved road. 3 bedrooms, 2 bathrooms start at around $143,900 as of 5/1/06. Located 15 minutes from the coast and 30-40 minutes from Tallahassee. Directions: 319 S, left on Shadeville Hwy, go about 1 mile, turn right on Griffin, Eastgate is on the left.

Magnolia Gardens
This is a subdivision located on county maintained dirt roads, with lots that are 50x100. A mix of homes and mobile homes in some areas, but new construction is taking over little by little. 2 bedrooms, 2 bathrooms start at around $96,900 as of 5/1/06. Located 15 minutes from the coast and 30-40 minutes from Tallahassee. Directions: 319 S Left on Lower Bridge, Right on Tafflinger, when the paved road ends, you are in Magnolia Gardens.

The Hammocks
New subdivision. 1,200 square foot minimum with garage required. Paved roads, park, and underground utilities are a part of the subdivision. 3 bedrooms, 2 bathrooms 1,400 square foot homes start at around $181,900 as of 5/1/06. Located 15-20 minutes from the coast and 25-30 minutes from Tallahassee. Directions: 319 S from Tallahassee, turn left at the Crawfordville McDonald's on to Wakulla Aaron road, Right into the subdivision.

Magnolia Ridge
This gated community has paved roads. Pricing beginning around $269,000 as of 8/29/06. 30 minutes to Tallahassee 15-20 minutes to coastal waters. Directions from Tallahassee: 319 S, turn right at the Crawfordville McDonald's on to Wakulla Aaron road, Left into the subdivision. Gate is open during daylight hours.

Songbird
Paved Roads and underground utilities. Pricing around $167,000. Directions: 319 S from Tallahassee, pass Forgotten Coast Restaurant (yellow bldg. on your right) turn left into the subdivision.

Flowers
Homes on nearly one acre, minimum of 2,000 square feet. Pricing in the $300,000 range. Directions: 319 S from Tallahassee Right at the light on 267 Bloxham Cutoff. Left into Flowers. 20 minutes to Tallahassee, 20-25 minutes to coastal waters.

The Park
Homes with a minimum of 2,000 square feet on approximately 1 acre. A 45+/- acre park is in the middle of the circle with homes surrounding it…what a back yard! As of 5/1/06 prices started at around $237,000. 35-40 minutes to Tallahassee 10-15 minutes to coastal waters. Directions: Spring Creek Hwy S, Right at The Park.

Savannah Forest
Half acre properties across from Magnolia Ridge subdivision. Features paved roads. Prices start in the mid $200,000s. 30 minutes to Tallahassee 15-20 minutes to coastal waters. Directions: 319 S from Tallahassee, turn right at the Crawfordville McDonald's on to Wakulla Aaron road, Right into the subdivision.

Carmen Rocio
This subdivision features 2 acre lots. There is an 1,800 Square foot minimum and as of 5/1/06 prices start around $300,000. 25-30 minutes to Tallahassee, 20 minutes to coastal waters.  Directions: Woodville Hwy S from Tallahassee, right on 227 Bloxham Cutoff at the blinking light, then quick left on to Shadeville Highway, Left into the subdivision.

Mallard Pond
New construction homes from $250,600. Every home comes with 9’+ ceilings, vaults and trey in master. Detached 2 car garage with covered breezeway on nicely sized lots, approximately 1/3 of an acre. This soon-to-be-gated community comes with walking trails and bike paths, and a pond. 3 bedroom, 2 bathrooms start at around $250,000 as of 5/1/06. Directions From Tallahassee: 319S Left at the light on to Lower Bridge just before courthouse. Go approx. 1 to 1.5 miles - property on the left.

Camelot Town homes
Town homes feature 3 bedrooms, 2 bathrooms with garage from $184,000 as of 5/1/06. Community pool, bath house and lawn maintenance included in dues. Directions From Tallahassee: 319S Left at McDonald's on to Wakulla Aaron. Right at first stop sign (Taff). Property is on right.

The Villas at Covington
Villas start at $169,900. Directions From Tallahassee: 319S turn right at the light just before the courthouse, property on the right.

Old Courthouse Square
Town homes with 3 bedrooms and 2 ½ baths starting at around $129,900. Close to downtown Crawfordville. Directions From Tallahassee: 319S after you pass the courthouse, turn right at courthouse. Town homes are on the left.

The Gardens At The Farm
Pricing in the $250,000 range. Amenities include stables for horses, pleasurable playground and oversized park/green space for the kids. These are garden style homes that come with lots of upgrades situated on small lots with lawn maintenance includeded. Directions from Tallahassee: 319 S to Lower Bridge Road. Turn Left. Go about 2 miles, pass Mallard Pond on Left, The Farm is on the left.

The Gardens of Saralan
This subdivision features a community pool and club house. Lot size varies to just under a half acre with garden style homes. Homes will start about $200,000. Directions from Tallahassee: 319S to Crawfordville, Left on to Wakulla Aaron road at McDonald's, Travel about 1 mile. Road on left between Hammocks/Songbird and Fox Run.

The Grove
1-2 acre tracts starting at $265,000 going to the mid $300,000 range. Directions from Tallahassee: 319S, Left on to East Ivan. Go about 1 mile, subdivision on right.

Linzy Mill
This subdivision is located behind Wal-Mart with base prices starting at around $179,500 for 1480 square feet and going in to the low $200,000 for 1749 square feet.

Hidden Meadows
Half acre lots starting around $200,000. Located on Lower Bridge Road very close to Spring Creek Hwy.

Walker's Mill
Striking wooded 2 acre home sites close to Crawfordville and minutes from schools and the coast! Lots start around $69,900 as of 8/29. Directions from Tallahassee: 319 S Left at light on to Lower Bridge.  Pass Spring Creek Hwy, subdivision on right.

Magnolia Park
This small, intimate subdivision features 47 lots. Amenities include a ball field, park, 2 ponds, playground and picnic area. Lots are nearly ½ of an acre. Minimum square footage is 2,000 square feet. Prices will start about $300,000. Location is off of Harvey Mill Road.

Pigott’s Pond
All 1-2 acre lots have frontage on a 17 acre pond. Lots run $107,500 to $112,500. Property located off of Friendship Church and Floyd Grey Road in Medart.

Hidden Meadows
Lots are approximately 200’ x 145’. Starting around $265,000 and going in to the $300,000 range. Hidden Meadows is an eye-catching subdivision with round-a-bouts, attractive street lights and plenty of space. Directions from Tallahassee: 319 South turn left on to Lower Bridge Road at the light. Continue 2.5 miles, entrance is on the left before Spring Creek Highway.
